Full Service Management Agreement
1 year term, scope of services as follows:
COLLECTION OF RENTS
Property Manager will collect and give receipts for all monthly
rents and other monies that are due the Owner with respect to
the Property. Property Management will also collect from past
due/delinquent accounts and will receive a percentage of recovered
funds.
FILLING VACANCIES
Property Manager shall immediately coordinate the clean-out
and clean-up of vacant units. Property Management will also
promptly advertise and schedule vacant unit showings.
RECORDS OF INCOME AND EXPENSE
Manager shall maintain records of all property income and expenses
and submit to Owner on or before the 15th of the following month
SUBMISSION OF YEAR END REPORT
Manager shall submit to the Owner a summary of all receipts
and disbursements relating to the Property for the preceding
year.
MAINTENANCE OF COMMON ELEMENTS
At the direction of Owner, Manager shall cause the physical
elements of the Rental Property to be maintained. Any repair
exceeding $250 will require permission of Owner. Preventative
maintenance reminders will be sent monthly to tenants. Manager
will hire, pay, negotiate, supervise and discharge workmen required
to reasonably maintain the Property.
UTILITIES AND MORTGAGES
Property Manager will receive statements and monitor status
of utilities and mortgages and make necessary payments.
PAYMENT OF EXPENSES & MINIMUM ACCOUNT BALANCE
Owner funds will be held in an account held by Property Manager
for all expenses with respect to the operation of the Property.
Account shall bear a minimum balance of $250.00
MAINTAIN RECORDS OF INSURANCE
Manager shall maintain records of insurance coverage for the
Property. Manager will cooperate with Owner & insurance
agent in investigating accidents or claims for damage relating
to the ownership, operation, and maintenance of the Real Estate.
DEPOSIT OF COLLECTIONS
Manager shall deposit all monies collected in Owners account.
The funds of the Owner shall at all times be maintained separate
from Manger’s own funds and from the funds of any others.
RESOLVE PROPERTY VIOLATIONS & EVICTIONS
Property Manager will initiate and assist with legal proceedings
against tenants. Property Management will work closely with
Owner to resolve any government code violations including the
coordination of repairs.
